It is with small regret that I must inform MPI that we have reached an agreement to sell the property at 2229-2231 N. 40^th Street. While Tony was well aware that we were trying to sell the property ever since we hired MPI, it has taken all of this time to finally receive an offer. Monica and I are much relieved, even though the property has done well for us, it has always been a mental burden that conflicts with the other problems in our life.

MPI, for its part, has been exemplary this past year, in managing and executing the needs of the tenants and ensuring that we received our payments. If I ever decide to get back into rental property, you will be my first choice to manage it. Your work has taken a huge burden off of me, and I have slept more soundly than I would have without your assistance. You may call on me as a reference at any time.

The current closing date is scheduled for August 28^th. Therefore, I will no longer need your services for September, unless the worst comes to pass. I request that you send a letter to the tenants informing them of the impending change of ownership on August 15^th. Please tell them to expect another letter which will inform them as to where to send rents, and any other customary information as befits your expertise in this matter.

It has been a pleasure to have had MPI as my management company, and I sincerely hope we have the opportunity to do business in the future.
