As a landlord, are you aware that landlords are no longer allowed to consider a rental applicant's arrest record during the screening process? Did you know that landlords are no longer able to have blanket screening criteria which deny rental applicants that have had criminal convictions in the past? Sad, but true.
In April of 2016, the Department of Housing and Urban Development (HUD) issued a directive regarding landlords' ability to consider rental applicants' criminal history in the screening process. This is a MAJOR change! Proper screening of your prospectivetenants is the single most important part of being a successful landlord and HUD's new directive greatly impacts a landlord's screening process.
